March, 2012 - vacancy rates have plummeted as new buildings fill/near completion, the local economy remains robust - driven by oil sands, conventional oil and pipeline development - while natural gas players struggle with cyclical low prices for the commodity while that segment of the industry is in flux with shale ventures, LNG etc. changing the oil & gas industry landscape. Calgary continues to be high on the target list of institutional investors buying trophy assets - and with those trades come higher rental rate expectations, particularly in the downtown core. Suburban vacancy rates are falling as well. There are options for most clients - though fewer and the deal velocity has increased due to a shrinking supply. Some new buildings are going ahead but little change to supply is anticipated until later this year as The Bow is occupied. Sublease supply has shrunk as well.

Office space for lease in Calgary remains a challenge to find, especially on short notice. For large requirements and needs a few months away we are usually able to find a suitable range of qualifying options to help our clients weigh competing options and enter into a competitive negotiation.
