Office space for lease in Calgary remains a challenge to find, especially on short notice.  For large requirements and needs a few months away we are usually able to find a suitable range of qualifying options to help our clients weigh competing options and enter into a competitive negotiation.

On the other hand, if the requirement is small or more immediate - the options are often fewer, the spectrum of choice is often limited and competition can often be fierce.  Our objective in representing clients is to negotiate effectively in their best interest without caving to landlord demands. This is not so much science as it is a melding of experience, market knowledge and relationships.

Office space comes in four primary forms:
  • lease (also known as a head lease) from a building owner
  • sub-lease from someone who is already a tenant of a building owner
  • purchase of an office condominium unit; this is a growing but still very small portion of the market
  • a 'user agreement' within someone's office premises; this is most common in a 'business center' environment

Office space can be leased 'as is', with work to be done by the Landlord and/or Tenant, pre-leased in the case of a planned building or one under construction.  Tenants usually lease a portion of a building however leases of entire buildings of all sizes is not uncommon either.   In short, whatever two parties choose to negotiate and agree upon is possible.  Naturally, the Landlord needs to be the owner or legally empowered party to commit to leasing the premises, the space must meet legal requirements (zoning, building code, fire code etc.) and be in a habitable state.
